When someone intends to purchase property, they first search on their own on those available. Often, they will then consider hiring an agent who will help make the process of purchase easier. Often, agents have been accused of showing clients houses that have the characteristics that they are looking for but are beyond their budget although cheaper options are available. Some agents may also want to further increase their commission through claiming that there are a large number of bidders to the property thus the client may need to further increase the amount to pay for the house so as to compete with the other bidders for the sale.

When there are many bidders to a particular property, the seller will often request the bidders to provide a letter with the amount they want to pay for the building written down. The seller then gets to choose the highest amount of money and sells it to the bidder. Although this is convenient in some cases, it can also be a tactic by the agents to get more cash.

Another tactic by the agents is having the client use a specific lawyer, mortgage financial adviser or surveyors that they recommend and claim that it is necessary when dealing with the company of the agent. This is usually a tactic by the agents that allows them to get a high commission form the experts once they refer the buyer to them. They will thus avoid a buyer who claims they have their experts.

Although in most cases, agents are usually focused on making a sale, in some instances, they are more intent on avoiding a sale. This mainly happens when they do not want to sell a house either because they want to buy it for themselves or they want to refer it to a someone they are acquainted to. In such cases, they will try to convince the buyer that it is not a good property.

In addition to manipulating the clients into spending more for a property or blocking them from making a sale, they will also promote the clients into making a compromise instead of continuing their search for a home that best suits their needs. This thus tends to result in dissatisfied clients who end up regretting their purchasers but find out that they cannot do anything about it.

After carrying out all the above scams, the agents are still able to make sales and swindle many clients. However, thorough being informed on some of them, a client can be able to avoid them. However, it is best to ensure that they hire the right agents who are good hearted as they will ensure that their clients are pleased with their purchase.
